STEP 1: CHOOSE THE RIGHT AGENT

STEP 2: PRICING & MARKETING

We'll work with you to establish a timeline and will create an extensive custom marketing plan for your home. We'll also assess your home to determine its market value, taking into consideration variables such as location, size, features, market demand and recent sales of comparable homes.  We'll then work with you to determine a competitive listing price that will attract qualified buyers and create maximum interest in your property.

STEP 3: STAGING YOUR HOME
It's all about first impressions, and your home needs to shine to attract today's buyers. Our team will create a custom home staging plan that enhances visual appeal and addresses items that will give you the best return on your investment. We also hire professional photographers  to capture your home at it's best. With gorgeous photos, a 3D virtual video, drone video & 2D Floorplan, we will create a visual playbook that will capture buyers' attention at first glance.

STEP 4: MARKET YOUR HOME

Every home is unique, and every home deserves a marketing plan that is customized to set it apart from others on the market. In addtion to outstanding photos & videos, we create a high quality print marketing campaign including full color brochures, post cards, business cards, flyers & more for your home.  We also advertise aggressively in all social media outlets, on hundreds of websites and utilize email and text blasts.  Our goal is always to get your home seen by the highest number of buyers possible.
 
 

STEP 5: OFFERS & NEGOTIATIONS

At this crucial stage, we'll leverage every negotiation tool to help you make the best decision possible and arrive at a price both you and the buyer can agree upon. We'll use our expertise to coach you through terms, contingencies, buyer's financing and deadlines. We'll also negotiate repair requests, concessions and appraisal issues when necessary. Ultimately, our goal is to have sellers and buyers that are happy with the end result and are looking forward to closing day. 

STEP 6: CLOSING DAY
The day you've been waiting for has arrived - closing day! We'll be right by your side during these final steps, working with the buyer's agent and lender to ensure all requirements are met and financing is approved on time.  We'll also work with the title company to make sure all legal disclosures documents are provided and all titlework is prepared for this important day. When this day comes, you'll just sign on the dotted line, and Congratulations! You've just sold your home!
